How We Make Money
Most companies hide this page. Ours is one screen — every revenue line, every number, in the open. Check it against any agent's commission math and see the difference.
Where money comes from
- Success fees — and nothing else. Flat amounts, paid only when a deal closes. A $1M home sale under the traditional 5% + HST pays about $56,500 in commissions. Ours: $1,499–2,999. Same home. The difference stays with you.
- Buyer side: we keep a flat $500–999 at closing and rebate the rest of the buyer-agent commission back to you.
- Rentals: a flat placement fee from landlords ($199–599). Renters pay nothing — ever.
- Commercial & rent-to-own: flat success fees at closing milestones. No percentages anywhere.
What we don't do
- Take a percentage of your home's value — ever.
- Charge for tools. The Terminal is free, permanently.
- Sell your data or sell your attention to lead brokers.
- Let referral fees steer you: some partners pay us a fixed referral fee, it never comes out of your pocket, and it never changes our rankings or recommendations. When it applies, it's disclosed right on the page.
Where the surplus goes
Towards the members. [NAME] is being built as a member-owned platform — annual surpluses are earmarked for patronage rebates and voted on by members. The goal isn't to toll the road; it's to build one that pays its travelers. (Structuring in progress — details will be published as they're finalized.)
Verify us
The Open Book says we publish our completion rates and unit economics. That starts when the first deals close — and it will be on this page, permanently. Until then: run the numbers yourself with the Toll Calculator.
